First, sellers are required to provide a building and pest inspection report as part of the sales contract — you review this before committing, which is unique to the ACT. Second, there is no cooling-off period — even on private treaty sales. Buyers sign a Section 17 certificate waiving it. The reasoning is that because you have the building report before you sign, you are already considered an informed buyer. This makes having your finance approved before you make any offer essential. Third, all land in the ACT is Crown leasehold (typically 99 years) rather than freehold, which is different from most other states but works similarly in practice.
