Premium property buying services in Canberra's prestigious Inner South including Kingston, Griffith, Narrabundah, Manuka, Red Hill, Forrest, and Deakin.
Houses, apartments and heritage homes
Executives, diplomats, professionals and families
The Inner South is Canberra's most expensive district. Kingston, Griffith, Red Hill, Deakin, Yarralumla and Narrabundah sit between the lake and Red Hill, close to Parliament, Manuka and the Kingston Foreshore.
If you're buying a house here, you're buying the land, the location and the lifestyle. Rents don't come close to covering the price, so it's rarely an investor play. Narrabundah is the usual way in for buyers who want an Inner South address without the Red Hill price tag.
Apartments are where most of the action is, with Kingston alone seeing hundreds of sales a year. With that much to compare, pricing one properly against the building next door is half the job.
Figures are typical prices and rents for the September 2026 quarter.

I'm Thad. I started Property Lookout after watching people I know miss out on properties, not because they couldn't afford them, but because they were up against experienced selling agents with no one on their side. That felt wrong, so I got my licence and started doing something about it.

The ACT property market has some important differences to other states. Here's what every buyer in Inner South should understand before making an offer.
In the ACT, the seller must provide a building and pest inspection report as part of the contract. You review it before committing. This is unique to Canberra, most other states leave inspection to the buyer.
Unlike most states, there is no cooling-off period in the ACT - even on private treaty sales. Buyers sign a Section 17 certificate to waive it. Finance pre-approval before you make any offer is essential.
All land in the ACT is Crown leasehold, typically a 99-year lease. This is different from freehold ownership in other states but works similarly in practice.
A meaningful share of properties in Inner South trade without ever being publicly listed. As your buyers agent, I have relationships with selling agents across the suburb that give you early access.
