A different home, for a reason

Not just more space. Not just fewer rooms.

Upsizing without losing what you love

An extra bedroom is useful, but so is a workable school run. I help weigh living areas, space to work, outdoor areas and future flexibility against location, maintenance and your purchase budget.

The question: does the extra space improve everyday life?

Downsizing without feeling boxed in

Less upkeep should not mean giving up comfort. I help assess single-level layouts, steps and lift access, storage, visitor space and proximity to shops and services. For units and townhouses, ongoing owners corporation costs and records also need careful review with your conveyancer.

The question: what do you want less of, and what must stay?

From brief to purchase

Practical help at each buying decision.

You may need the full search, or already have a property in mind. We agree the scope and fee before I begin.

  1. Turn your next chapter into a clear brief

I help separate the essentials from the nice-to-haves: bedrooms, single-level living, garden size, parking, access to family and the places you use every week. We shortlist Canberra suburbs and property types against your budget, not just your wish list.

  2. Inspect for how you actually want to live

I search and attend inspections, looking beyond presentation to layout, natural light, storage, access and upkeep. I flag compromises and questions for specialist inspectors, so a bigger home does not simply mean bigger problems, or a smaller home an awkward fit.

  3. Assess the price before making a move

I compare relevant recent sales, accounting for differences in location, land, condition and accommodation. We discuss a reasoned buying range and your limit before negotiating, rather than treating the asking price as the answer.

  4. Negotiate or bid with a plan

I negotiate with the selling agent or bid at auction on your behalf within your agreed instructions. With your permission, I coordinate purchase milestones with your solicitor or conveyancer, broker and the agent selling your current home.

The timing question

Buy first or sell first?

There is no single right order. Your approach depends on your funding, settlement needs and ability to manage an overlap or a gap. I help plan the search around those constraints, once you have confirmed what is workable with your broker and solicitor or conveyancer.

Selling before you buy

Knowing your sale outcome can make the purchase budget clearer. The trade-off may be temporary accommodation, storage or a second move if the right home is not available in time.

Buying before you sell

You can secure the next home before leaving your current one, but may face overlapping ownership costs and funding pressure. Ask your broker what is feasible before making an offer or bidding.

Working towards aligned settlements

Settlement dates can be part of a negotiation, but matching them is not assured. Your conveyancer needs to check the contract terms, deadlines and what happens if either transaction is delayed.

I support the property purchase, not the sale of your existing home, and do not provide financial or legal advice. Your broker confirms funding and your solicitor or conveyancer advises on contracts, conditions and settlement obligations.

Before your next move

Your questions, answered.

How can a buyers agent help me upsize or downsize in Canberra?

I help you define what your next home needs to do, shortlist suitable properties and suburbs, attend inspections, assess the asking price against comparable sales, and negotiate or bid at auction. The focus is on finding a home that suits your next stage of life, not simply a larger or smaller property.

Should I sell my current home before buying?

There is no single approach that suits everyone. Selling first can give you more certainty about your available budget, but you may need temporary accommodation. Buying first can give you more control over finding the right home, but may mean overlapping costs or a need for bridging finance. Discuss your funding, risks and settlement options with your broker and conveyancer before choosing an approach. I can help plan the property search around those arrangements.

Can you sell my existing property as well?

No. I work on the buying side. You appoint a selling agent for your existing home, and I can coordinate the purchase search with your selling agent, broker and conveyancer so everyone understands your timing and requirements.

What should I look for when downsizing?

Consider how the home will work day to day: stairs and access, maintenance, storage, parking, outdoor space, proximity to family and services, and ongoing ownership costs. For an apartment or townhouse, ask your conveyancer to review the relevant strata records and explain the obligations before you commit.

How much does your service cost?

My fees depend on the support you need. The fees page explains the available services, and we can discuss which option fits your move during a free Microsoft Teams chat.
