Real purchases. Careful decisions.

Client Stories

These client stories explain how Canberra buyers agent Thad Austin-Niven of Property Lookout helped buyers purchase homes in Casey, Kambah and Torrens in the ACT, and Yass in NSW. They cover first-home buying, interstate relocation, property checks, auction bidding and negotiation.

Every purchase has a story behind it. Some are won at auction. Some come down to one line in a strata report. And sometimes the best result is walking away from a property that looked perfect on paper.

Here are a few of the homes I've bought for clients, what we were up against, and how we got there.

Finding a first home after uncovering costly strata issues

First home buyer | 2 bed, 2 bath townhouse

Missing strata minutes revealed structural issues at the first property. Walking away led Destiny to the right first home.

The brief

Destiny was ready for her first home. She wanted a townhouse in an area likely to grow in value over time.

Picking the suburb

Before we looked at a single listing, I walked Destiny through the data. We compared suburbs on supply and demand, because that balance is one of the clearest signals of where prices are likely to head. Casey came out as the right fit for her budget and goals.

The one we walked away from

We found a townhouse she liked and our offer was accepted. Then, going through the strata report, I noticed the minutes from recent owners corporation meetings were missing. I asked for them.

The minutes showed structural issues with the building, and the owners were facing big costs to fix them. Destiny would have inherited a share of that bill. I recommended we pull out, and she agreed.

The result

We kept looking and found 13/68 Dalkin Crescent. It's a newly renovated 2 bed, 2 bath townhouse right in the Casey town centre, and it ticked every box on her brief. I also reviewed the building and pest report before we committed, and connected her with my recommended conveyancer to handle the legal side.

Thad was fantastic to work with from start to finish. He listened closely to what I was looking for and made me feel truly understood throughout the process. His knowledge of the best areas to invest in was incredibly helpful, and he guided me through things I didn’t even know to consider as a first-time home buyer. His thorough and patient approach made the entire experience smooth and stress-free, and I always felt confident in the decisions we were making.

I’ll definitely be using his services again in the future and highly recommend him to anyone looking for a buyers agent.

Winning a Canberra home at auction for interstate buyers

Relocating buyers | Won at auction

A clear auction plan helped Andre and Graeme buy from interstate, well below the maximum they'd been willing to pay.

The brief

Andre and Graeme were moving to Canberra from Port Stephens. A friend came across me on Instagram just as they started searching. After a few of my suburb reports, they found a house they loved in Kambah and asked me to bid for them at auction.

The strategy

It was their first Canberra auction, and buying from interstate made it even harder to judge value. Before auction day, we sat down for a strategy session. I assessed the property against recent comparable sales, and together we set two numbers: an ideal price and a firm maximum. I also talked them through exactly how I'd bid on the day.

Auction day

There were several bidders on the day. Andre and Graeme stayed home and listened in over the phone while I bid. I stuck to the plan, kept the pace on my terms, and didn't let the room push the price past what the property was worth.

The result

We won the auction, and well below the maximum they'd been willing to pay. I also reviewed the building and pest report so they could bid knowing exactly what they were buying.

“We won the property! Not only did we think it might not be possible, but we also secured it well below our top budget.”

Fortuitously, a friend came across Thad and Property Lookout’s details on Instagram just as we began our search for a home in Canberra, relocating from Port Stephens. We immediately recognised the value of Thad’s services—especially the benefits of having a Buyers Agent on our side.

After receiving a few insightful suburb reports from Thad, we spotted a property we loved and engaged him to represent us at auction. This was our first auction in Canberra—a situation that could have been highly emotional. Instead, we stayed home, listened in over the phone, and heard Thad’s calm, confident, and strategic approach in action.

We won the property! Not only did we think it might not be possible, but we also secured it well below our top budget. Friends who attended told us: “Not sure if you heard it all, but Thad was excellent—calm, confident, and definitely the person you want on your team!”

We couldn’t agree more—highly recommended and an absolute pleasure to deal with.

03 / Torrens

Walking away from two properties to find the right family home

Family home | Two near misses | Secured after auction

An overpriced house and unapproved structures at another were reasons to pause. Jo's search ended with the family home she wanted.

The brief

Jo first came to me about a house she liked in Curtin. She wasn't sure what it was worth, and dealing with the selling agent was getting frustrating. She wanted me to step in and negotiate.

The first property

I inspected the house and compared it with recent sales nearby. My view was that the vendor was asking well above market value. Paying that price wasn't in Jo's interest, so I told her. Jo then engaged me for my full service to find her the right home.

The second property

We found another house in Curtin that ticked a lot of boxes. During due diligence, though, I found several unapproved structures. There was a bathroom built into the garage, and a granny flat had been walled off so the home would appear to meet the floor space limits. There were other issues too. Problems like these can mean costly fixes, insurance headaches and trouble when you sell. We decided it wasn't worth the risk.

The result

Then we found 19 Parkin Street in Torrens. It's a relatively new, very large home with a pool and plenty of outdoor space for sport, which was exactly what Jo wanted. We went to auction and were the highest bidder when it passed in. We then negotiated with the vendor and secured the home at a price Jo was happy with.

As with every purchase, I reviewed the building and pest report and connected Jo with my recommended conveyancer to see it through to settlement.

Thad is a top notch professional, client focused, warm and approachable in his personality and style. He worked hard to build trust and rapport, to fully understand our requirements and walk alongside us providing expert guidance all the way culminating in a successful outcome. Exemplary end-end service received, highly recommend him!

Negotiating a family home for almost $50,000 under asking

Family of five | Buying subject to sale

Checking the advertised land size against the title changed the negotiation. A family of five secured their home for almost $50,000 under asking.

Listing photograph: 50 Grampian Street, Yass

The brief

Gloria, Rickard and Cathy needed a home with room for a family of five. They also had to sell their own place to buy, which made timing the hardest part of the job.

The one that got away

We inspected a lot of properties together. We came close on a home in Banks, but their sale wasn't moving fast enough and we had to let it go. It was frustrating, but it was the right call. Committing before your own sale is locked in can leave you badly exposed.

What I found

When 50 Grampian Street came up, I checked the details closely. The block was advertised at 2,023m², but it was actually 1,889m². For this property, the smaller block raised concerns about the subdivision potential. That changed my assessment of what the property was really worth, and I built our offer around it.

By then, my clients had also dropped the price on their own home to sell faster. Their budget had shrunk, so the price had to be right.

The result

We secured the home for almost $50,000 under the asking price, with the fridge included. I reviewed the building and pest report, connected them with my recommended conveyancer, and contracts exchanged unconditionally.

Thad helped us find the perfect home for five. We could not have done this without him. He was friendly and went way beyond the call of duty by checking out properties for us as we were a three hour drive away from where we wanted to buy. We cannot thank him enough.
